Competitive certainty
We're open to discussing an above-market rental offer, subject to the property's suitability and mutually agreed terms.
Property owner partnerships · Perth, WA
We take your property on a long-term lease and pay the agreed rent every month, whether we have guests or not. No vacancy gaps. No reletting. No chasing tenants. Just a well-kept home and a dependable income.
The partnership
A better-aligned arrangement for owners who value care, clarity and stability.
We're Brooke and Josh, the people behind Duskdawn Collective, a Perth-based, high-end short-stay accommodation business. We're looking for a small number of long-term property partnerships built on professional management, transparency and mutual value.
The model at a glance
We lease the property, operate approved short stays, and stay accountable for the rent and the care of the home.
You keep ownership, oversight and agreed approval rights, without running any of the guest operation.
A partnership only goes ahead when everyone understands the operating model and agrees to it in writing.
The owner advantage
A lease arrangement we can discuss openly, tailor fairly and document properly.
We're open to discussing an above-market rental offer, subject to the property's suitability and mutually agreed terms.
Longer fixed-term leases can cut out reletting, advertising and the disruption of vacant weeks.
Our rent obligation carries on when there are no bookings. Day-to-day occupancy risk sits with us.
We can discuss funding certain small, authorised repairs through our own network of qualified tradespeople.
Commercial terms and maintenance contributions are proposals, not automatic entitlements. Responsibilities and approval processes are documented in the lease.
Our track record
We already run a high-end short-stay property in Perth. This is an established operation, not a concept being trialled on your asset.
Independent platform recognition
What our guests tell us
For owner due diligence, we can privately share anonymised evidence of our reviews and Superhost status.
Operating standards
High-end accommodation comes down to who stays, how the home is used and how quickly issues are handled.
Every booking enquiry is assessed for suitability using the booking information and our communication with the guest.
Our minimum stay is designed to discourage one-night gatherings and party-focused bookings.
Noise-threshold technology alerts us when sound levels pass agreed settings, so we can step in early.
Secure digital entry lets us manage access and stops physical keys circulating.
An outward-facing front-door camera supports arrival and access security, subject to privacy rules and approval.
Professional cleaning between stays and ongoing condition checks help us spot concerns quickly.
Property care
Small problems shouldn't become expensive ones.
We already work with qualified tradespeople we know and trust. Where agreed, we can arrange and fund smaller maintenance items, like a leaking tap or a minor repair, using properly licensed providers where required.
How we respond
Regular cleaning and checks surface issues early.
We tell the agent or owner what needs attention.
Scope, provider and cost allocation are approved in writing.
Approved work is completed safely, documented and followed up.
The owner's statutory repair and safety duties stay unchanged. Our offer to pay for specified minor items doesn't replace those duties.
Owner due diligence
We expect questions, and a careful owner should ask them. We only proceed where the short-stay use is authorised and the risks are allocated transparently.
Written lessor consent and lease terms that expressly permit the proposed short-stay use.
WA STRA registration and confirmation of local planning requirements before any guest operations.
Relevant strata by-laws, building rules and neighbour considerations are checked and complied with.
Property, public liability and guest-related risks are reviewed with qualified advisers and insurers.
Digital access, camera placement and noise monitoring are approved and disclosed as required.
Rent, damage, repairs, inspections, incident escalation and exit obligations are all agreed in writing.
Common questions
Straight answers to the things owners and property managers usually want to know first.
Guest occupancy is our business risk, not yours. The agreed rent stays payable under the lease whether the property is booked or empty.
Potentially a longer tenancy, competitive rent and a hands-on approach to the home, with professional cleaning and regular checks built in. We're happy to talk through whether those benefits outweigh any concerns for your owner.
A disclosed long-term lease that expressly permits a professionally operated short-stay business. It isn't a normal residential tenancy presented under a different name. The correct legal structure should be confirmed with the owner's advisers.
We don't want them either. We screen every enquiry, set a three-night minimum, have clear house rules and noise-threshold alerts, and we act quickly on any concern.
There is guest turnover, so we won't pretend wear disappears. We offset it with professional cleaning between every stay, frequent condition checks and prompt attention to anything that comes up.
We can cover certain minor repairs at our cost, with prior agreement and qualified tradespeople. The lease can't remove the owner's legal repair, safety and minimum-standard obligations, and we don't ask it to.
Noise-threshold alerts flag elevated sound levels, and digital locks control entry. An external entry camera is only used with the right permissions, privacy disclosures and platform-compliant placement.
We won't proceed without written owner consent, the required STRA registration, any planning or strata permissions that apply, and appropriate insurance in place.
WA STRA registration is generally required. In metropolitan Perth, unhosted short stays of more than 90 nights a year generally need local planning approval. The local council confirms the requirements for each property.
The lease and any written addendum cover rent, inspections, incident response, damage, insurance, early termination, existing guest bookings and the condition at handover, so everyone knows where they stand.
This information is a discussion aid, not legal or insurance advice. Every property is assessed on its own merits.
A simple next step
We're not asking anyone to decide anything today. We'd value the chance to hear about the property, share how we work and see whether an arrangement makes sense for everyone.
